Evaluation Criteria

Eight domains. Each scored. Combined into the ILS Score.

The ILS proprietary framework evaluates residential projects across eight domains. Each domain is scored independently against published criteria, and the domain scores consolidate into the composite ILS Score.

Domain 01

Approach & Entry

The route from the street or property line to the primary entry, including grade transitions, surface conditions, sheltered approach, lighting, and threshold design. The entry sequence is evaluated as a continuous path, not as isolated elements.

Domain 02

Circulation

Internal horizontal and vertical circulation. Door clearances, corridor widths, turning radii, and the integration of stairs and any vertical-transport provisions. Evaluated under realistic occupied conditions, not as empty plans.

Domain 03

Sanitary Spaces

Bathrooms, powder rooms, and any space supporting personal care. Evaluated for accessibility, adaptability, pre-reinforcement of grab-bar zones, shower paths, and the relationship between sanitary spaces and adjacent sleeping spaces.

Domain 04

Sleeping Spaces

Primary and secondary bedrooms evaluated for clearances around the bed, closet access, adaptability for caregiving or assistive occupancy, and the relationship to the nearest sanitary space and primary circulation.

Domain 05

Food Preparation

The kitchen as a system. Counter heights, reach ranges, appliance positioning, clear floor space, pantry access, and adaptability for seated or assistive use. Evaluated for the household across the full life arc, not for one cooking posture.

Domain 06

Environmental Controls

Lighting (ambient, task, and night), acoustics, thermal control, and the operability of switches, outlets, and home-system controls. The sensory environment is included.

Domain 07

Outdoor & Shared Spaces

Patios, gardens, balconies, pools, parking, and any outdoor program element. For multi-unit projects, shared amenities and circulation between units and shared spaces. Evaluated for integration with the residential program.

Domain 08

Future Readiness

The domain that distinguishes ILS from compliance frameworks. Pre-equipment for vertical circulation (homelift or chair-stair provision), grab-bar reinforcement zones, smart-home integration, caregiver provisions, and documented adaptation potential.

Composite scoring

How the eight domains combine.

Each domain is scored independently against its criteria. Within a domain, criteria are weighted by their structural impact on long-term livability. Across the eight domains, the standard applies a residential weighting that reflects how often the domain is engaged in daily life.

The composite ILS Score determines the certification level. The full scoring grid is part of the proprietary methodology and is documented in the technical report issued for each certified project.

Domain-level scores are also reported, so that the owner can see where the project performs strongly and where it falls short. This level of resolution is essential for adaptation planning and for understanding the project as a system.
